A modern built-in in an older opening carries mechanical stress permanently.
Hibernia is one of the oldest settled parts of Clay County, and the properties around it range from long-established homes on generous riverfront lots to modern builds nearby. That mix decides what a service call here looks like, and it is not the same call as one from a 2005 subdivision fifteen minutes west.
The older end brings the familiar retrofit problems: cabinet openings framed for appliances that no longer exist in those dimensions, and circuits that were never intended to carry a stacked column of a steam oven, a coffee system and a warming drawer.
A built-in that has been forced into a slightly undersized opening carries mechanical stress permanently. The most common consequence is a door that will not sit square, which on refrigeration means a gasket that looks fine and never seals, and on a wall oven means a cavity that vents continuously and reads cool. The second consequence is heat. Built-in refrigeration breathes in at the toe grille and out above the cabinet, and a surround rebuilt tight around an appliance removes the exit path. Wall ovens want defined clearances behind and below; a body packed into its cabinet runs its electronics hot, and boards that live hot fail early.
None of that is repaired by a part. It is repaired by measuring, which is why a visit to an older house starts with a tape rather than a meter.
Large-lot properties bring practical constraints that shorter driveways do not. A refrigeration column is heavy and tall, secured to the cabinet at the top under its custom panel, and reaching the back of one means removing the panel, releasing the anti-tip fixing and walking the appliance out across a floor that will mark. A wall oven has to come forward on its own weight with the door removed or supported.
Say what is in front of the appliance when you book — a fixed island, a stone overhang, a narrow galley return, no clearance under a door — and the visit arrives ready for it rather than discovering it.
Clay County averages roughly 68 thunderstorm days a year. Properties on long service drops and rural feeders tend to experience more momentary interruptions than houses in a compact subdivision, and control boards are what fail when the power drops mid-cycle. An appliance that lights up normally and refuses to complete a cycle after a storm week is describing exactly that.
Longer outages leave a slower trail. Multi-day events followed Matthew in 2016, Irma in 2017 and Helene in 2024, and boards and inverter compressors that came back working sometimes fail weeks afterwards, by which point nobody connects the two. If the appliance has been odd since a named storm, that is worth saying.
Whole-house surge protection is an electrician job, not an appliance company job, and on a property like this it costs less than a single board.
Built-in equipment is not disposable, and the arithmetic differs from a freestanding machine. The appliance is fitted to the cabinetry, often behind a custom panel, and replacing it can mean joinery as well as an appliance. Against that, one board, one fan motor, one hinge set or one gasket is a fraction of the cost of a replacement, and most of what fails on these appliances is a component rather than the machine.
The honest exceptions are worth stating too. A sealed-system failure on an older column, or a fault whose part has been superseded out of supply, can push a repair close to the cost of replacing the appliance — and where that is the case it belongs in the written estimate, before any work begins, not afterwards.
Fleming Island is a straightforward run from central Orange Park and sits well inside the service area rather than at the end of a route out of Jacksonville. Scheduled appointments Monday to Friday, 8am to 6pm, and Saturday 9am to 4pm. No emergency or overnight service is offered, and no claim to it is made.
Two pages on this site cover what these houses actually produce. The reasoning behind the fit problem is set out in dropping a new built-in into an old opening, and the commonest plumbing consequence of a kitchen rebuilt around new appliances is a dishwasher that finishes its cycle with water still in the tub.
Flat $80 diagnostic, credited toward the repair, with a written estimate before any work begins. Genuine OEM parts, 90 days on labor and 365 days on parts. EPA Section 608 certified technicians for sealed refrigeration work — a federal credential covering refrigerant handling, not a manufacturer program. Thermador only.
Water supplied by Clay County Utility Authority in the served areas; private wells elsewhere.
$80 covers the diagnosis, and it is taken off the total if you decide to go ahead. Past that the figure is set by which component has actually failed, and the rows below are where a built-in repair in Hibernia has been settling. Nobody here quotes one number before the panel is off.
| What has failed | Parts and labor |
|---|---|
| Diagnostic visit | $80 flat |
| Igniter, spark module or surface element | $210–$490 |
| Oven thermostat or temperature sensor | $180–$560 |
| Bake or broil element | $210–$580 |
| Convection fan or motor | $260–$670 |
| Control board or touch panel | $440–$1,010 |
| Door hinge, glass or seal | $180–$680 |
| Refrigeration column sealed system | $920–$2,400 |
Ranges, not quotes. The width of a band is mostly access: a component reached from the front is one job, and the same component behind an appliance that has to come out of its opening is quite another. How a job is priced.
The oven heats but never produces steam, or the cycle stops early
The oven is not heating up: it preheats slowly, runs cool, or never reaches the set temperature
A zone beeps, flashes and shuts off, or will not detect the pan at all
The column runs but is not cooling: the cabinet drifts warm, or one section cools while the other does not

Two zones kept dropping out mid-cook. He checked the pans first, then lifted the glass and found the cooling fan beneath it choked with dust. Cleared and retested every zone, though the largest one still hesitates sometimes.

Clicking with no flame on the large burner. The spark electrode had cracked at the ceramic and was arcing to the pan support instead of the gas. He replaced it, though I waited on the part longer than I expected to.

Upper shelves were sitting far warmer than the drawers below them. He traced it to the air baffle, knocked out of position when the crisper went back in, so nothing was reaching the top. No part needed.
